The Hotel:The Unicorn Boutique Hotel will be a 96 suite Luxury hotel located in the heart of the cosmopolitan and vibrant Panama City. With its modern European design, the Unicorn Boutique Hotel is beautifully surrounded by an elegant neighborhood with turn-of-the-19th-century architecture and is only a block away from one of the most beautiful parks in Panama, Parque Urraca. The park faces the Bay of Panama and Avenida Balboa, which is the largest thoroughfare in Panama City.
The Hotel will have an elegant Lobby Area, Gourmet Restaurant, Bar Lounge, Solarium Terrace with rooftop pools and Spa. It will also feature for its International Clientele a Business Center with Offices and Executive services as well as a Bank Branch at their disposal. Unit Rental: Guarantee Property Management is the Management Company for the Unicorn Boutique Hotel. The Company will be in charge of renting the Suites and the proceeds will be put in a common pool. This fund will be distributed amongst the proprietors after discounting the operational costs. A percentage is assigned to the Management Company and the proprietors receive a return percentage according to the size of their unit. These payments will be done monthly and executed by the Auditing Company. The owners of Suites A, A1, C and C1 of 47 square meters receive 68%, the owners of Suites B of 50.5 square meters receive 70% and those of Suites D of 61 square meters receive 75%. Return on Investment: Based on the Feasibility Study prepared by the recognized Panamanian Economist Jose Maria Jaen, who worked for many years with the Tourism Authority and has contributed to the Studies of many prestigious Tourism projects, we can show the following factors: Panama City has, as of today, one of the highest occupancy rates in the world, as stated by the World Tourism Organization, preceded only by the City of Brisbane, Australia. In Panama City, First Class Hotels in 2008 reported an 81.6 occupancy rate. We estimate that the Suites at the Unicorn Boutique Hotel will have an average room rate between $250.00 to $270.00 with an occupancy of 70% stabilizing at 80% after three years. Based on that rate and occupancy with a typical investment of $200,000 we can anticipate the return will be approximately 10-12%. The Unit in a 5 year period will historically appreciate to a 2.5% per year and the cumulative return on investment (appreciation + funds distribution) will be approximately 10-12% per annum.
