This property has been ours for more than twenty-five years, part of the assets of our family, nevertheless for reasons of age, family and labor we cannot
maintain it in operation to the 100%. The value of this hotel is:

FIRST: LOCATION: located 10 kilometers of Irazú volcano at 3000
meters of height, it is the only hotel in the zone, and its climate is
favorable for the attention of respiratory diseases, stress problems among others.
The town is one of calmest of the country, there is no type of delinquency,
and it can calmly be walked at dawn by the streets without danger. It is an
area of humble and very gentile agriculturists. The road it is in good conditions, the property is located right next to the main road, so everybody on their way to the Volcano must pass in front of the hotel.

SECOND: CAPITAL GAIN: our property measures 4975 m2(lot), is a very fertile land, its value increases year with year, at no moment could it be
diminished, in addition it is one of the few properties that can be bought in the zone because the rest of lands are owned by a unique person that does not wish to sale. In these lands it is very common to cultivate potatoes, cauliflower, broccoli, lettuce, cabbage, carrot, onion, diverse flowers, apples, in aim it is an earth blessed by God.

THIRD: ARQUITECTONIC VALUE: is an historical jewel that is in good state of conservation (the building was made with metal and different types of wood, it was build about 60 years ago by the “Robert family” that comes from France.

FOURTH: BASIC SERVICES: the hotel has mountain water (very good), electricity, telephone (new central located in front of us), official functioning patents and permits.

FIFTH: GOODS THAT THE HOTEL CONTAINS: it has refrigeration
equipment, cooking equipment, close to sixty beds, bedding goods, each
room has private bath and sanitary service, tables and chairs for eighty
people, liquors, in fact it contains the basic equipment to operate.
The hotel is sold with all the goods that are within the same one; we do
not have any type of rent contract on these goods. We decided on a price based on the value of the land and of the construction, not the economic income
since it is not an activity we are exploding to fullest, the hotel does not have
publicity nor do we have no type of relationship with hotel chains or travel agencies. We have received advice as how to expand our service and advertise in the media but ours family is involved in other areas and there is nobody within us to operate the hotel full time. Regarding personnel, we only have a night guard on watch always, a gardener and cleaning and cooking staff, but we keep it very low because within our family members we can handle the duties, of course depending on the season or on holidays, we might hire somebody extra to help out but on an hourly agreement.
