CORRECTING ERRORS IN THE PUBLIC REGISTRY AND THE NATIONAL LAND
REGISTRY
These errors may be due to:
1. ERRORS of the REGISTRAR
at the time of including the data in the system. In order to correct them, the original or copy of the public document or the microfilm must be presented to the responsible registrar.
2. ERRORS of the notary
at the time of transferring the document to the official record. A notary must correct this by means of a public document.
In this case, with reference to the VERIFICATION OF MEASUREMENT,
the following prevails:
a. If the property was recorded before 1930 or comes from a lot recorded before that date, it can be verified:
- all together, up to the amount that the map indicates, if the lot measures 5,000 m2 or less.
- at 50 % if it has a terrain between 5,000 m2 and 5 Hectares.
- at 25 % if it has a terrain between 5 Hectares and 30 Hectares.
- at 10 % if it has a terrain de 30 Hectares or more.
b. If the property was recorded after 1930 or comes from a lot recorded after that date, it can be verified only by ownership information. The verification by ownership information remains set 3 years after recorded.
3. ERRORS IN THE LAND REGISTRY MAP.
The map is corrected by an authorized topographic engineer
