Commissions and real estate fees to settle

The commission percentage must be clarified during the pre-sale process in order to avoid confusion. Meanwhile, the fees due to your attorney must be in accordance with the decrees set by the Costa Rican Bar Association. Here’s the schedule for minimum fees:

• 1st 10 million colones – two percent
• Beyond 10 to 15 million colones – one and one-half percent
• Beyond 15 to 30 million colones – one and one-third percent
• Beyond 30 million – 1 percent

Additional purchase coming from the drafting of the necessary agreements and others must be clarified between you and your lawyer and real estate agent.

Here are some of the transfer taxes and other fees that need to be settled:

• Property Transfer Tax – 1.5 percent
• National Registry Fee – 0.5 percent
• Documentary Stamps – 0.6 percent
