Ocean View 5 Acres + Luxurious Turnkey Off-Grid Cabin — Cahuita, Costa Rica

$449,000 · 19,983 m² (5 acres / 2 ha) · Fully titled · For sale by owner — no commission

The view. From a private ridge at 220 m (720 ft), the Caribbean fills the horizon. The property borders 60 hectares of protected conservation forest — virgin rainforest between you and the sea — so this view can never be built out. The breeze comes off the water all day; no air conditioning needed, ever.

The land. Just under five acres (19,983 m²) of titled land in Bordon, in the hills above Cahuita. The cabin sits on the best of a ~200 m ridgeline, with roughly 100 m of additional level, buildable ground. The beach and the coastal highway (Route 36) are 9.3 km away: Playa Grande in about 15 minutes, Cahuita town and national park in about 20, Puerto Viejo's restaurants and cafés just beyond.

All-weather access. A registered 7-meter easement road runs 500 m from the public road to the gate, properly built with seven 75-cm culverts. Passable year-round, in any weather.

The cabin. A handbuilt 5 × 6 m luxury cabin with a sleeping loft and a 2 × 6 m covered porch. Three-meter (10-ft) walls rise to a five-meter cathedral ceiling over the main room. Six tropical hardwoods, every one rescued — fallen giants the forest had already let go, milled on site: cachá foundation piers, níspero posts, cedro caoba (mahogany family) floor beams, laurel roof structure and walls, with níspero, zapatillo and gavilán through the floorboards, furniture and finish work. Custom ironwood pieces throughout — loft ladder, table, desk, countertops, shelves. Laser-leveled. Built to last, German-style.

Cool nights, captivating mornings. The insulated bedroom stays cool and quiet — rare in the tropics — and you wake to birdsong with the sea on the horizon. In the bathroom, the shower faces a big picture window into living rainforest: complete privacy, and the feature every single visitor comments on.

Built for the tropics. Four-inch insulated walls — interior partitions included — an insulated roof over a tongue-and-groove PVC ceiling, fiber-cement (fibrolit) siding sealed with mortar and acrylic, and a rectangular-profile metal roof. Cool in the heat, dry through the rains.

Move in with a suitcase. Hot water throughout. Washer and dryer. Refrigerator. A fully equipped kitchen — plates, glasses, cups, cutlery, pots and pans, cooking utensils — and three ways to make coffee: drip machine, French press, Italian moka pot. Turnkey in the true sense.

Off-grid by design.

Power: 1,480 W solar array charging an eight-battery bank (900 Ah, ~10.8 kWh) through a Victron SmartSolar MPPT 250/70 plus two auxiliary controllers. Inverters at 4,000 W (24 V), 2,200 W, 1,200 W and 300 W. Ultra-quiet TOTAL generator for backup. Proper breaker panel, plus an independent remote-controlled solar lighting system.

Internet: Starlink. Work, stream, video-call — from the ridge.

Water: rainwater harvesting into three tanks (2,300 L), whole-house filtration, and a five-stage APEC reverse-osmosis system (ROES-50): clean, pure drinking water on demand.

Wastewater: dual-chamber concrete septic — separate settling and clarifying chambers — feeding a 3 × 3 × 3 m drain field.

Secured, and watchable from anywhere. A welded steel gate with a lighted security tower and camera guards the entrance. Seven solar-powered Eufy cameras (six S220, one C37 360°) cover the property — check in live from anywhere in the world, share access with a caretaker, zero subscription fees.

The workshop comes with it. Stihl MS 661 chainsaw with two guide bars and full protective kit, welder, and the tools that built and maintain the property.

The rediscovered garden. Where the ridge flattens into the jungle's edge, an established garden is waking back up: bananas, cacao, peppers, pineapple, and a rare small-fruited local guanábana — plus young orange, lemon and avocado trees that will reward whoever tends them. This flatland-meets-jungle microclimate shelters Red List species because the environment here is so rich for them to thrive. It isn't manicured — it's alive. Three ways to hold it: keep the trail clear and simply enjoy it; restore and amplify the garden; or let it do its jungle thing.

The second viewpoint — already on the drawing board. At the far corner of the land, the trees open onto a second Caribbean view. Live comfortably in the cabin while you build a one-of-a-kind viewpoint home there — or just add a deck for morning coffee and yoga. Thinking bigger? A complete set of professional architectural renderings conveys with the property: ridgeline homes in several variations, from studio to multi-bedroom, a full pool area, and room layouts suited to boutique-resort or rental use — all designed on the property's real topography, terrain maps included. The ridge has the room, sun and water; the design work is already done.

Why the Caribbean side, why now. Talamanca's coastal roads — 24 km of them — have just been paved under a 10-billion national program, and a new 13-billion CCSS hospital complex between Penshurst and Cahuita opens in 2027. The south Caribbean is getting the infrastructure the Pacific coast got decades ago, while land still sells at a fraction of Pacific prices and values climb steadily year over year.

Title & contact. Fully titled and registered in Costa Rica's national registry, sold directly by the owner — no realtor commission. Inquiries welcome in English or German.
